"Name a house on any Main Line street, and I can probably describe it," says Robin Gordon with a smile. She knows these neighborhoods with the easy familiarity of a third-generation resident. She has traveled these roads as a realtor,a runner, a mom of three, and a college student with a passion for architecture. For Robin, the Main Line is not just homes. It's home. A real estate associate broker with a Master's Degree in City Planning from the University of Pennsylvania, Robin Gordon is one of Prudential Fox & Roach’s top-performing realtors. Last year alone, Robin sold Main Line homes worth over $100 million for her clients, who feel very lucky to have found her. Since 1990, Robin has achieved PREA 100 status, earned by ranking in the top 100 of 60,000 Realtors (#15 in 2005) in the nationwide Prudential franchise system. Robin’s Remarkable Success Robin attributes her success to the quality of the relationships she enjoys. Her extensive personal and professional network alert Robin to desirable listings before they hit the market - a key benefit to Robin's selective buyers. Sellers place a high value on her visibility and sterling reputation, which assure them of potential buyers.

Pricing >Price and Condition
Pricing a house is one of the most important parts of the marketing process. You want to get as much for the property as you can, but if you set the price too high, you can turn away qualified buyers. Your real estate agent can tell you the selling price of homes comparable to yours. Pricing strategy depends on market conditions, and it is different in a buyers' market than it is in a sellers' market.
If your home is overpriced, the marketplace will reflect that to you. When a property fails to sell in a reasonable period of time, you and your real estate agent should have a frank discussion to determine whether too high a price tag is the reason. Your real estate agent will also be getting feedback from other agents who have shown your home.
Remember that price is only one factor. Consider ways you can make the property more attractive to show by handling needed repairs, improving curb appeal or making cosmetic improvements. Improve the condition of your home and you will improve its chances of selling.
